STANDARD VISIT CHECKLIST

Included in every scheduled visit

Basic visual inspection of the interior and exterior, including doors, windows, garage door, signs of entry and visible damage

Check for visible leaks, standing water, mould, unusual odours and indoor temperature

Check heating, cooling and major household equipment for obvious issues

Brief ventilation, run taps for a short time and flush toilets

Collect mail, newspapers and small door flyers; remove a small amount of indoor waste

Photo update and brief visit report after every inspection

Prompt owner notification if an issue is observed; assistance contacting service providers when authorized

QUARTERLY PLAN BENEFIT

Extra flexibility for three-month clients

Clients who prepay for three consecutive months may receive reasonable, pre-agreed basic maintenance at no additional charge when a scheduled visit needs more than the standard 30–45 minutes because of the property’s actual needs.

  • Charging a door-lock battery
  • Watering indoor plants
  • Seasonal installation or removal of outdoor hoses
Materials, professional repairs and time-intensive work are not included.

Additional charges

Cleaning, snow removal, lawn care, pest control, professional repairs, materials, extended on-site waiting, and extra visits outside scheduled inspections are quoted separately.

Service area

Pricing is based on a detached or town home within approximately a 20-minute drive of West Bedford. Larger homes, special conditions and properties outside this area are assessed separately.

Insurance responsibility

Owners must confirm required inspection frequency and vacancy conditions with their insurer. VibeAura provides documented visual checks but does not guarantee coverage or claim approval.

OPTIONAL CAT CARE

Cat care can be added when needed.

Pet care is not included in either monthly package. Based on the owner’s written instructions and required visit frequency, we may separately arrange:

  • Measured feeding and fresh drinking water
  • Food and water bowl cleaning
  • Litter-box cleaning and sealed waste removal
  • Visible-condition check, photo update and prompt reporting of concerns
Scope, frequency and pricing are quoted separately. Medication is excluded unless agreed in writing.
